307 Main St. Haileybury, on the Lake Temiskaming waterfront overlooking the Haileybury Marina and outdoor swimming pool, is a secure building with the main front door being locked at all times.  It is approximately a 10-15 minute walk to the College.  Residents are provided with a key to the front door, the upper or lower floor security door and their own room.   This is not a co-ed building but is for women only.

TOP FLOOR:

There are 5 bedrooms on the top floor all overlooking Lake Temiskaming and the Haileybury beachfront and marina.  Rooms 1 & 2 share a common bathroom as do rooms 3 & 4. (Shower only).  The door to each room and the bathroom can be locked for your privacy.   There are no closets in these rooms.  There is, however, a shelf with clothes bar in each room. 

The room rates are $525.00 for rooms 1, 3 & 4.  The rate for the smaller room # 2 is $495.00 per month.

Room 5 is a larger room with its own separate private bathroom.  The rate for room 5 is $575.00 per month.

SEPARATE 2 BEDROOM UNIT (This is not a separate apartment)

We have recently completed a fully furnished separate 2 bedroom unit on the top floor with its own living room, kitchen and bathroom.  Each room is $575.00 monthly.  We will reserve the right to access the lliving room, kitchen and bathroom for cleaning purposes.  The two bedrooms are private. 

   
LOWER FLOOR:

The lower floor has 5 bedrooms; the 2 large single rooms each have a private bathroom.  Room # 1 has a shower only.  Room # 5 has a tub/shower and a closet. The 2 large single rooms with private bathrooms are $575.00 per month

There are also 3 single rooms with a shared common bathroom which includes a tub and shower.  

2 single rooms, # 2 & # 4, with a shared bathroom are each $495.00 per month and the larger single room, # 3, sharing the same large common bathroom is $545.00 per month.  There will be a maximum of 3 girls sharing the common bathroom.  Only room # 2 has a closet.   The other rooms each have a shelf and clothes bar.

KEEP IN MIND THAT WE REQUIRE A WRITTEN LEASE FOR ONLY 8 MONTHS - NOT THE STANDARD 12 MONTHS.

ROOM AMENITIES:

Each room has a single bed, a 5 drawer dresser, a computer desk and blinds.  There is no chair and you will have to provide a chair for the desk.   You can bring your own bed if it will fit the room.  This must be determined before you arrive for school.

Each of the rooms is wired for cable, internet and phone service but the installation and monthly charges of any or all of these services will be your own responsibility should you wish them. You can make arrangements for the installation before or after arriving.

You will be responsible to clean your own room.  There is to be absolutely no cooking in the bedrooms as it is against the law to do so.  Candles are not permitted as they will set off the fire alarm.


HEAT:

Heat is included and each room has a heater with an individual in room temperature control for your personal comfort.  The temperature should be maintained at about 20-21C throughout the winter.  It will be the resident’s responsibility to adjust the temperature accordingly.  The room will have a thermometer.  The resident agrees that she will not keep any window open during the heating season from October 1st through March 31st in each year.

                                    
COMMON FACILITIES:

The Top & Lower floors each have a common kitchen and living room with a refrigerator, stove, small freezer, and small appliances such as a coffee maker, kettle, microwave and toaster.  There is also a table and 4 or 5 chairs.  The living rooms have area rugs, a sofa, chairs and a TV connected to cable and DVD player.  The residents are responsible to keep the common areas reasonably clean including the dishes.  The common areas will be vacuumed and generally cleaned by us from time to time.  We will take out the recycle and other garbage on a weekly basis.

To respect the use by others of the common areas, residents are not to use such common areas as their personal space, for sleeping, storing of personal items, etc.  The residents are also expected to clean their own rooms and their bathroom and to share in the cleaning of the floor on which they live and each one must clean up their own dishes after cooking and/or eating.  Keep in mind that if you do not clean up your own dishes after cooking and eating you prevent anyone else from doing so and this is an unacceptable inconvenience.

PHONE & INTERNET:

There is no “house” phone since most students have their own cell phones.  Should you wish to have cable, internet and/or phone service installed in your own room at your own expense the following information will assist.  This is the latest information which we have but it may not be exhaustive of your options.

We suggest that you make arrangements for the internet by early August if you want it hooked up for the beginning of the school year.  When you have an installation date let us know so that we can be here to allow the installer access to the room.

PERSONAL ITEMS:

You will be responsible for your own bedding, pillows and linen, towels etc. as well as your own dishes, pots, pans and utensils.

DEPOSIT REQUIRED TO SECURE ROOM:

The amount of $400.00 by way of deposit is required to secure the room.  The deposit will be returned to you within one month after the school year end provided there has been no damage (including cigarette smoke requiring repainting of the room), your rent has been paid in full, you have returned all of your keys, you have not increased the heating costs by leaving any window open and the room has been left in the same condition as it was when you first arrived.

LAUNDRY:

There are laundry facilities on site on the lower level.  There are 2  washers and 2 dryers each cost $1.25 per load.

LOCAL STORES:

You would be approximately 1.5 kms from a grocery store, Pro Hardware, Subway and Country Style Donut shops but only one block to a convenience store, bakery, pharmacy, Bank of Nova Scotia with ATM, gas station, local and long distance bus stops; several restaurants, 2 motels, marina and outdoor swimming pool, curling club and about 1 km to Northern College.  New Liskeard with its busy downtown and the Independent Grocers, Walmart, Temiskaming Square Mall, Canadian Tire, McDonald’s, Wendy’s, Pizza Hut, Tim Horton’s and Harvey’s/Swiss Chalet, Rona and Home Hardware, etc. are about 7 kms to the north.  There is a public bus service throughout Temiskaming Shores and to Cobalt.

The City of Temiskaming Shores is the recently amalgamated city of Haileybury, New Liskeard and Dymond Township with a population of some 10,500 and an area population of approximately 15,000. 

TERM:

The rental contract is for the full school year, being the 8 months beginning September 1st.  This is not a month to month rental.  There would, however, be extra charges by the week or month if you stay beyond the end of the school year, with our permission.

RENT:

Your rent is due in full on the first of each month by cheque.  You may pay the rent with one or more post-dated cheques as long as the amount of those cheques equals the total rent for the 8 months and in no event can a single cheque be for an amount that is less than the monthly rent.

If rent is paid by cheque and the cheque is not honoured at the bank upon which it is drawn, the Tenant shall pay to the Landlord, in respect of the dishonoured cheque, the sum of $100.00 as a service and administrative charge for each such cheque in addition to the monthly rent.

PETS:

Pets, even those of visitors, are NOT allowed in the building.   There will be no exceptions of any kind to this rule even on a short time or overnight basis.

NO SMOKING:

In compliance with the new Provincial laws and regulations smoking is not permitted within either the rooms or any of the common areas of the building.

LIABILITY:

The Landlord shall not in any event whatsoever be liable or responsible in any way for any personal injury, loss or damage to any property belonging to the Tenant or any other person by reason of any electrical condition, anything done or omitted to be done by any other Tenant or any injury or damage caused by an “Act of God.”
    
INSURANCE:

    The Tenant shall at her sole expense be responsible for content insurance on her own possessions.
                            
GUESTS:
                        
Guests are permitted but they should leave the building at a reasonable hour and no later than 9 PM on weeknights and 12 PM on weekends.  In no event shall any guest who lives locally be allowed to stay overnight.  With prior approval of the landlords and of the other floor residents, out of town guests may be permitted to stay overnight and for a reasonable period of time but no guests will be permitted to stay overnight during exam periods.  Quiet hours are established on weekdays from 8:00 PM to 8:00 AM. and midnight to 8:00 AM on weekends (Friday and Saturday).   24 hour quiet time is in effect during exam periods.  For both practical and legal reasons no resident or guest is permitted to use the fire escape for entry to or exit from the building except in an emergency situation.  
    
PARKING:

We have very limited parking ( 4 spaces), therefore we must first approve of you parking your car, if you have one, on the property.  Keep in mind that if you bring a car you may have to find alternate parking.


LEASE:

An 8 month lease in the form of the "Sample Lease" would be required with the deposit, together with the post-dated cheques as referred to in the RENT paragraph above.  The lease must be signed by the resident and parent/parents or other guarantor.


QUIET USE & ENJOYMENT:

We are promoting a residence where the atmosphere is conducive to sleep, play and study.   We expect that evening quiet hours be observed.  Since this is also our residence (on the main floor) and since there are other students it is imperative that the music and other sounds be kept at a reasonable level so as not to interfere with the use and quiet enjoyment of the others in the building.  Keep in mind that the volume of your music should be for your own enjoyment as others may not share your taste in such music.  TV’s, radios or other sound devices must likewise be played for your own enjoyment.  Parties are not permitted and if you are old enough to drink you must drink responsibly and in moderation.  If you are under age you should not drink.  Any use of drugs is absolutely forbidden.

Keep in mind that for the school year this is also your home.

We both know from personal experience that studying at college while away from home requires personal discipline, good self-management, good study habits, and good inter-personal skills.  While we expect you to have fun while at the college, if you are more into drinking and partying than you are studying then we urge you to find another residence in which to live.
